§ 34-498. Same—Requirements
(a) Minimum number of spaces. No manufactured home park shall be permitted with less than six spaces.
(b) Required lot area. The minimum required lot area shall be as follows:

Septic tanks10,000 (c) Setbacks. Each manufactured home space shall be clearly defined, shall be at least 40 feet wide and shall have a front yard of at least 15 feet. No manufactured home shall be placed closer than ten feet to any line of a manufactured home space, except that a manufactured home may be placed within five feet from the right-of-way of an interior street.
(d) Drainage. The park shall be located on a well-drained, properly graded site. Necessary site drainage improvements as required by the county shall be provided. Each manufactured home shall be located on ground not susceptible to flooding and graded to prevent any water from ponding or accumulating on the premises.
(e) Interior drives. All manufactured home spaces shall abut upon an interior paved drive of no less than 20 feet in width, which shall have unobstructed access to a public street or highway in accordance with specifications of the county. All interior drives within the park shall be adequately maintained by the owner.
(f) Off-drive parking. Each manufactured home space shall be provided with at least two off-street parking spaces which must be paved and adequately marked.
(g) Signs.
(1) The following non-flashing and non-animated signs are permitted under the conditions specified:
a. Park identification sign. One park identification sign shall be permitted, not to exceed 24 square feet in area, for the purpose of denoting the name of the manufactured home park.
b. Manufactured home identification sign. One manufactured home identification sign, not exceeding one square foot in area, shall be permitted for each manufactured home.
(2) No sign shall be located to impede vehicular visibility at any intersection of street lines with one another or the edge of driveways with street lines.
(h) Patios and decks. The owner of a manufactured home park shall provide a concrete patio or deck of at least four inches thick on the access side of the manufactured home to lie beneath a main access door; provided, however, said patio shall be a minimum of eight feet in width and a minimum of 20 feet in length.
(i) Water, sewerage and electricity. Each manufactured home space shall be provided with, and each home connected to, sanitary sewerage and a water supply system approved by the health department. No more than two manufactured homes shall be serviced by one septic tank. Electrical outlets shall be provided as specified by the county building or electrical inspector.
(j) Lighting. All interior drives within the park shall be lighted at night with electrical lamps spaced at intervals of no more than 200 feet, or equivalent lighting as approved by the county building or electrical inspector.
(k) Recreation area. At least five percent of the gross land area shall be set aside for recreational use. If a swimming pool is provided, it may be counted as part of the area allotted for recreational use, and such pool must be constructed in accordance with standards recommended by the state department of public health.
(l) Garbage receptacles. Garbage receptacles approved by the health department, in quantities adequate to permit disposal of all garbage and rubbish, shall be placed in appropriate locations designated by the county health department.
